Complete Clarion Draft Available

Below please find the final chapters of the new zoning ordinance. The Planning Commission has finished its review of the Clarion proposal and will be presenting a complete list of the changes they recommend for the document. Before the Commission makes its final recommendation on what should be changed in the draft, we need your input! The links below will allow you to view and/or print each and every chapter of the new code. Please take time to read those sections that interest you and forward your comments to either City Staff of the Planning Commission. We will be posting the Planning Commission’s recommendations very shortly. After the public has had time to review both the document and the proposed changes, we will be holding a public hearing to make sure that all of your ideas are heard and incorporated in the draft code.

After the draft changes are finalized, the Planning Commission will be presenting the new Ordinance to City Council for adoption after another round of public hearings.

This site will be used to display all the recommended changes to the City of Folly Beach's land use regulations. It is important that you remember; however, that the changes do not become effective until an ordinance has been adopted by City Council. It is also important to remember that just because it appears here does not mean that it will be adopted. All of the recommendations are just that - recommendations - until City Council has three (3) readings of the ordinance with a majority voting in favor. There will be meetings of council and planning during this period with public hearings so your thoughts and comments can be heard. The Public Review Draft of the Annotated Outline is found below. This Outline is meant to serve as both an introduction to the zoning code rewrite, and a guide for the overall project. Please be aware that this is essentially a "Rough Draft." The outline contains many specific regulations that are being proposed. They have not been finalized. This document will evolve through feedback from the public, City Council, and the Planning Commission.

Please mark your Calendars, the Clarion team will be on Folly May 23, 7 pm at the Holiday Inn. At that time, the zoning progress on the rewrite will be introduced.

We have reach an exciting milestone in the update process. Below please find the public review drafts of the Administration Chapters of the new zoning ordinance. These Chapters deal with definitions, administration, enforcement, and other processes related to the management of the new ordinance. Please review these Chapters and contact any member of the Planning Commission or Aaron Pope at City Hall if you have any comments or questions. The Planning Commission will be holding several hearings on these drafts and we encourage you to attend. The dates will be announced. We will also be holding a Town Hall style meeting where Clarion will come down to present these Chapters to the public. We look forward to hearing from you.
